Loft in Södermalm
14 to 27 September. Checked in today.
1
Check-in
The check pops up when you open the door instructions.
2
Check
Six taps and a photo per room. Sixty seconds.
3
On record
Sealed, time-stamped, and sent to the host for you.
The problem

Hour zero is a fix. Day three is a refund.

Check-in ends at the lockbox. After that, the guest has to notice, photograph, confront the host and report within 72 hours. Most report late, or never.

The support line AI can't reach.

AI is cutting the cost of each contact. A check at the door cuts the number of contacts, and the refunds that follow.

$1.3B
Airbnb operations and support in 2025: contacts, refunds, host protection
$50M+
annual savings at 3–5% of that line
~$200M
damage-cover revenue at a 10% attach rate
Uses the trigger you already have. The prompt hangs off the check-in event fired when a guest opens the arrival instructions.
Every check is a data point. Amenity by amenity, a photo per room, the outcome. The first direct measure of listing accuracy.
For guests

Free, always. And a few things you didn't have before.

Fixed, not refunded
Issues reach the host while the cleaner is still nearby.
No awkward message
The record does the talking. You never write to a stranger.
Damage cover
A small waiver, made possible by your record. Break a glass, not your holiday.

Sealed. Time-stamped. Yours.

Kept by Check-in Check as a neutral witness. Nobody, including you or the host, can alter it later.

Why I built this

An awkward message I didn't send at first. Then an early departure and two hours on the phone with Airbnb.

In September 2026 I checked into a flat in Stockholm. It hadn't been cleaned and the dishwasher didn't work. For three nights I didn't send the message, because asking a stranger to send a cleaner and fix a dishwasher felt awkward. When I finally did, it turned into an early departure, two hours on the phone with Airbnb support, and a refund. My third stay like that in a year.

Each one was a fix on day one that became a refund on day three. Sixty seconds at the door, with the host told automatically, would have changed all three. That is Check-in Check.

FAQ

Questions people ask first.

Is Check-in Check part of Airbnb?

No. It's an independent concept and works with any platform.

What happens if I skip the check?

The place is treated as matching the listing on arrival; you can still report through the platform within its window.

Who sees my photos?

Only you, until you send the record to your host.

Does it cost anything?

Nothing, ever, for guests.

What if the host disagrees with my record?

You both hold the same sealed record; the platform decides on evidence, not memory.

Which platforms does it work with?

Airbnb, Booking.com, Vrbo and direct bookings.
